Our residential property management division at Hawaiian Properties,
Ltd. manages more than 600 rental units, including single-family
or duplex homes, condominium and walk-up apartment units, townhouse
units, and apartment building rentals under single ownership. We
manage properties throughout the island of Oahu, from Hawaii Kai
to Makaha, and from Kailua to Mililani.
Property managers on our rental department team specialize in rental
management, so you can be assured of their undivided attention to
your unique needs.
Our services include:
• Advertising vacant units in various on-line websites
and in the classifieds
• Regularly scheduled showings to interested parties
• Detailed tenant screening which includes credit check
via Experian Credit Reporting, past and present landlord verifications,
employment verifications, personal references, and verification
that there are no outstanding checks due
• Detailed property condition reports, to ensure that
the condition of the unit is documented subsequent to a tenant
moving in
• Regularly scheduled apartment inspections, to ensure
that the tenant is taking care of the premises
• Office staff and after-hours emergency answering
service, to assure owners that tenant needs are addressed
• Collection of monthly rent payments. Tenants have
the option of automatic rent payments from their designated bank
account or paying via preprinted coupons
• Regular rent reviews, to assure owners that they
are receiving the maximum rents possible
• Retention of tenant security deposits that will not
be commingled with other monies
• Qualified service vendors to address your maintenance
requirements
• Assistance with owner’s expenses…we are
able to pay recurring expenses for owners, such as maintenance
fees, insurance premiums, real property and general excise taxes,
etc.
• Monthly financial statements detailing all revenue
received and expenses disbursed
• Disbursement of net rental income check directly
to an owner’s bank account or designated forwarding address
